Fix & Flip Properties

We offer up to 90% of the purchase price and 100% of rehab, even if you’re a brand new borrower so long as you have a 720+ Equifax Score, up to 70%-75% of the after repair value.
If you’ve done at least 5 flips in the last 2 years, we can close your loan without any inspections or appraisals and go up to 75% of the after repair value.
The definition of experience is very specific. How many homes have you purchased and sold in the last 24 months, that you bought in the last 36 months
Rental Properties

Purchase loans up to 85% and Cash Out refinance up to 75% of the loan to appraised value.
We can qualify your debt service using interest only payments or even short term rental income for properties that are being acquired for the first time
We have options ranging from 5 year fixed to 30 year fixed. Our most popular rental loans are a 10/1 interest only, or 30 year fully amortized.
Debt service down to .7 - can qualify your expensive properties or we also have no debt service options available as well up to 75% LTV.
We can use AirDNA or Airbnb income to qualify, although it does get slightly discounted (70-80%). The property has to be a permitted airbnb, and can’t have any zoning restrictions.
We can help you do 1 loan, or 100 loans at the same time
You can choose either a 5 or 3 year prepayment penalty. 5 year will typically be about .25-.5% lower on the rate. We do have some no prepayment penalties option available as well at a higher rate.
New Construction

We offer up to 85% loan to cost for builders in major metro areas. This goes to 70-75% of the after repair value.
We can offer up to 70% of the initial land cost, as long as the total loan does not exceed 85% loan to cost (80% for less active builders and smaller markets and up to 85% for pro builders)

Purchase & R/T Refi loans up to 80%, Cash-Out refinance up to 75%
When purchasing portfolios, our clients typically split it up into properties they plan to sell, and ones they plan to hold longer.
There is a partial release of 120% for any properties you choose to sell or refinance out of the portfolio after it’s closed
Rental loans are advantageous if you plan to hold all of the properties for a long time. You save a bit on escrow/title fees and have just one (convenient) monthly payment.
